Hallsville Quarter Phase 3

Overview

Hallsville Quarter is a mixed-use development opposite Canning Town station, E16, delivering new residential and commercial space as part of a wider regeneration of the area.

 

LockMetal was first brought in during the third phase of the programme to deliver soffits for Blocks E and F and then became a trusted partner working across the wider envelope. What started as a focused soffit package quickly grew into a £1.1m cladding scope.

 

Throughout, there was a strong emphasis on health and safety, design coordination, and helping our client, Bouygues, keep a complex inner-city project moving under pressure.

Results

The Hallsville Quarter Phase 3 package grew from an initial £400k soffit scope to a £1.1m contract. Bouygues trusted LockMetal to pick up missed and additional works once initial works had commenced.

 

Despite the disruption caused by the fire and the admin-heavy nature of the project, we supported the main contractor in maintaining momentum on a compressed programme – turning around materials quickly, adapting to changing site management, and helping them meet key handover dates.

 

The finished scheme on Barking Road looks impressive and delivers the mix of residential and commercial space the project set out to achieve. We are very proud to have played a part in its development.

The solution

LockMetal focused on flexible support, efficient design work, and close collaboration to keep the project on track.

 

• Building on a strong existing relationship and reputation with the project manager at Bouygues, we were able to step in quickly and take on the initial soffit package at short notice.

• As extra scope emerged, we provided continuous design input, also advising on NHBC conditions and helping to rectify related issues such as decking to balconies and upstand flashing details to podiums.

• To help Bouygues hit key dates, including a Christmas handover on the first blocks, we turned around materials within one to two weeks wherever possible, responding quickly to variations and late-breaking requirements.

• We worked through the impact of the fire and compressed programme with regular, open communication, remaining flexible and responsive as areas reopened and access changed.

• On the curved cladding, our design and installation teams paid close attention to panel geometry, setting out, and junctions so the concave panels fitted correctly and shadow gaps between facade and soffits aligned as intended.

The challenge

The Hallsville project combined technical design challenges with programme disruption and a shifting scope.

 

• A fire on site forced works to stop for over a month, with areas only released gradually as investigations concluded. This compressed the programme and increased pressure on the remaining build period.

• The job was administratively heavy, with a high turnover of site management. LockMetal had to maintain continuity and clear communication despite frequent changes in the main contractor’s team.

• Architecturally, the curved cladding and concave panels at height were demanding to design and install. Matching the shadow gaps between the main elevations and the soffits added another layer of complexity.

• Originally brought in to design and install a soffit package, we quickly identified the missed scope – from balcony details to podium flashings – which meant that additional workstreams were added and adapted accordingly.
